1. Get Information

2. Personalized Booking
Use the services offered by most B&Bs to ask about the inn itself, what is has to offer, and any information available about the locality. Find out if they provide evening meals, or if they can recommend any restaurants in the area, and if you are driving then make sure there is free parking.
3. Washing and Toilet Areas
Check if the rooms are en suite or if bathrooms are shared. Do they have a bath or just a shower? If shared, how many are sharing?
4. Get Your Diet Taken Care Of
When reserving a B&B make sure that the food meets any diet you have to stick to. This is a time when you can likely ignore any normal weight-reduction diet just for a treat, since a Bed and Breakfast establishment often gives a fabulous breakfast. However, make it known if you are vegetarian, or have any medical dietary needs. Otherwise, forget it and enjoy yourself.

7. Deposits and Cancellations
Before reserving a room, inquire on the inn’s policies on deposits and cancellations. A deposit is a commitment between yourself and the inn that they will reserve the room for you and you will be there to take it. Most inns will retain your deposit if you cancel a reservation and they cannot find other customers to occupy the room. That, after all, is what a deposit is for - to protect the B&B, not you.
8. Check In/Check Out Times
Inquire on the check in/check out times and make sure you are there at or after the check-in time, and have left by the check-out time. If you are going to arrive late, then let them know. Most inns and B&Bs don't want you there too early, or your room might not be ready, and if you check-out late, they can't get the room ready for the next guest. If you don't let them know if you are going to arrive late, say after 9 pm or so, let them know.
9. Book in Plenty Time
Many inns prefer advance booking and deposit although a few may welcome random bookings. Don't expect just to turn up and get a room, because most B&Bs are small and try to have their rooms booked in advance. You might be given advice on others in the area, but don't count on it.
10. Have Good Time
When you finally get to your room, relax and enjoy yourself. You will be taken care of by experienced hospitality experts: the innkeepers. If you feel you could have stayed longer because you enjoyed your visit and were appreciated with good service, you will have chosen the right place. Compliment your innkeeper by referring them to your colleagues and friends.
